If it is a oil based, the stain should show signs of fading, or possibly wearing off. There should be no flaking or peeling of a oil based stain. If the stain is peeling or flaking, then the stain is latex based. What is better oil based or latex?  Mr. Marler said Oil based is better because oil soaks into the wood and protects the wood much better than latex based. Latex just lays on top of the wood, not really replenishing the moisture the wood has lost over time. Also, latex based just don’t hold up. 90% of the time, you will find that latex based deck stain will fail in less than a year after they are put on. Oil based stains usually last 18-24 months before needing a good cleaning and reapplication. Can I apply an oil based stain myself instead of hiring a professional deck staining company? Absolutely, Mr. Marler said. Just make sure the deck is cleaned thoroughly with a light wash and deck cleaner before applying the oil based stain. Its also best to wait at least 24 hours after the cleaning before applying the stain.
